About Olivia Muzak

My name is Olivia Muzak and I was born and raised in Saalfelden / Austria.

In 1997 I started my training to become a real estate agent in the office of my parents and in 2001 I successfully completed my education and received my real estate agent license.

Over the years I focused my activities more and more on second homes and the support of foreign clients, also because of the close proximity of our office to the well-known skiing areas such as Saalbach-Hinterglemm, Zell am See, Kaprun, Leogang and Maria Alm.

In 2013 I started my own business, Olivia Muzak Immobilien GmbH – your specialist for second homes. This agency supported local and foreign purchasers and vendors to buy and sell second homes and properties with touristic rentals. Due to the existing business practices I operated as a “double agent”. This means that vendor and purchaser are represented by the same agent at the same time.

Because of private reasons I have moved my primary residence to the Netherlands. With my company Olivia Muzak Property Finder BV I work even more customer-orientated, concentrating exclusively on the purchaser market. Olivia Muzak Property Finder BV guides customers on the Austrian market and also searches actively and purposefully for specific properties, no matter if you are looking for a holiday home, a permanent residence or a commercial property.

Founding my business Olivia Muzak Property Finder BV I have consciously chosen to work without an own portfolio but to search freely and independently for clients on the Austrian market.

The federal province Salzburg is, because of my personal background, a primary focus but also in the adjacent federal province Tirol I have been very busy in the past few years. With Olivia Muzak Property Finder BV I do not want to restrict myself on these two provinces but would like to operate in whole of Austria.

I would like to assist foreign purchaser with my 20 years of experience and my extensive network (Austrian colleagues, notaries and banks). My objective is not only to find a suitable property but also to ask the right questions when it comes to completion.

Austria is divided in 9 provinces and each province has got its own “Grundverkehrsgesetz” Property Transfer Law and its own “Raumordnungsgesetz” Regional Development Act which regulate who can buy a property and also how a property can be used.

Because of the diverse legislation in Austria it is often not clear if a property can be used as a second home, if a property can be rented out to tourists or if there is even an obligation to rent out to tourists.
